Testing a new hot water circuit at a tenanted rental in Alexandra Hills
“
Had these guys come round to sort some new lighting and power points. Super easy to deal with, showed up on time, no fuss, and cleaned up after. Proper quality job, would 100% get them back again.

Common rental callouts
Common jobs for a real estate electrician
Some rental jobs can wait for a normal booking. However, others affect safety or leave tenants without power or hot water, so they need to be looked at first.
No power or part power
Part of the house dead with every breaker still on can be a supply problem. For example, in Camp Hill one phase was missing from the supply, so we got the lights back on and advised who to contact.
Safety switch keeps tripping
Because tenants without power need a fast answer, we move these up the list. In Mount Gravatt East, moisture in a power point inside the hot water cupboard was tripping the circuit.
Burning smell or sparking
A hot smell, scorch marks or sparks from a power point, switch or light is a safety issue. So we make it safe first, then fix the cause.
Smoke alarm beeping or expired
A chirping alarm usually needs a new battery or a new alarm. We also check the date, test the interconnection and send the certificate.
Lights or fans not working
Generally, it’s a failed fitting or a loose connection. First we test it, then repair or replace it, and we can fit owner-supplied fittings too.
Cracked or loose power points
Cracked plates and loose outlets are quick to fix but easy to forget. So we replace them and test the circuit while we’re there.
Tenant reporting sparks, smoke or a burning smell?
Tell them to switch off at the wall and, if it’s safe, turn that circuit off at the switchboard. Then call us. If there’s smoke or fire, they should get out and call 000 first.
Quotes and approvals
How real estate electrician jobs are priced and approved
Reviewed by MJ, licensed electrician at M-Tech. QLD electrical contractor licence 90386. Updated September 2026.
Most real estate electrician jobs start with a diagnosis, because the cause decides the fix. So we attend, find the fault, then send you the findings with clear options. Nothing past the approved work starts until you or the owner say yes.
1
Simple repairs
Generally, replacing a smoke alarm, a power point or a light fitting is quick. So if you give us an approval limit, we can fix small items on the spot instead of booking a second visit.
2
What takes longer
For example, intermittent faults, water damage, old wiring, a full smoke alarm upgrade, or work that needs the owner’s sign-off before we continue.
3
What saves a visit
First, put the tenant’s contact details and access notes on the work order, and group small jobs together. Also, a photo of the fault from the tenant helps us bring the right parts.
Smoke alarm compliance for rental properties
By 1 January 2027, every Queensland home needs photoelectric, interconnected smoke alarms in the right places, and homes being sold or leased already have to comply. So as your rental property electrician, we upgrade and test the alarms, then send a written certificate for the owner file. See our smoke alarm service for how it works.

How it works
How we work as your real estate electrician, step by step.
01
Send the work order
First, send the job by email, phone or your usual system, with the tenant’s details and any access notes.
02
We book the tenant
Then we contact the tenant directly to arrange access and confirm the time, so your office isn’t stuck in the middle.
03
Find and fix
Next, we make it safe, find the cause and fix what’s approved. If it needs more, we call or email you with options before going further.
04
Report and invoice
After that, you get clear notes and photos where useful. Finally, we invoice the agency or the owner, whichever suits your process.
What we do
Property management electrician services
Generally, rental work falls into one of these four. In short, here’s what each one covers.
Rental repairs and faults
This covers power outages, tripping safety switches and dead power points, as well as lights and hot water circuits. First, we find the cause, then fix it properly, so the tenant doesn’t have to call again.
What it includes
- No power or part power
- Tripping safety switches
- Hot water circuit faults
- Lights, fans and exhaust fans
- Cracked or damaged power points
- Oven and cooktop connections
Smoke alarms for rentals
We also handle smoke alarm replacements, upgrades and testing, with access arranged through the tenant and a certificate sent after every visit.
What it includes
- Photoelectric, interconnected alarms
- Expired and chirping alarms replaced
- Every alarm tested together
- Certificate for the owner file
Safety checks between tenancies
A quick check between tenants or before a new lease picks up problems early. We test the smoke alarms and safety switches, look over the switchboard, power points and fittings, then send you a list of anything that needs fixing.
What it includes
- Smoke alarm and safety switch testing
- Switchboard look-over
- Damaged power points and fittings noted
- Written list with photos for the owner
Units, strata and common areas
We also work on units, townhouses and small complexes, including common area lighting. For example, in Camp Hill we moved two floodlights off a community lighting circuit and onto the owner’s own switch.
What it includes
- Units, townhouses and duplexes
- Common area and car park lighting
- Granny flats and dual living
- Investment properties for private landlords
Good to know
Does a real estate electrician deal with tenants directly?
Yes. As your rental property electrician, we take the job from you or the owner, then contact the tenant to arrange access and confirm the time. If the tenant won’t be home, we can use access they’ve agreed to, like the side gate on a recent Alexandra Hills job. Afterwards, we report back to you, not just the tenant.
What’s in the notes from your real estate electrician?
First, what we found and what we did. Then anything that still needs attention, in plain English. Where useful, we add photos, so an owner who lives away can see the problem for themselves. Also, you can copy the notes straight into your property file.
Old wiring: what a property management electrician looks for
As a rental property electrician, we see plenty of older Brisbane homes with ceramic fuses or tired wiring. So when something needs attention, we note it with photos and options, and the owner decides. Then upgrades like a new switchboard or extra safety switches can be booked between tenancies.
At a glance
- Who it’s for: a real estate electrician for property managers, agencies, strata managers and private landlords.
- How jobs come in: work orders by email, phone or your usual system.

Mj and team provide a service above and beyond what we expect. With the amount of electrician’s in Brisbane, it’s hard to know who will provide a great service, the quality of work we received, we couldn’t be more pleased with how the result turned out. They provided clear and accurate details of the job and how they were going to handle the work, provided us with updates throughout the day, were respectful, punctual and left the property cleaner than they arrived. Good to know
Real estate electrician questions, answered.
Something specific? Then call 1800 549 545 and ask an electrician.
Do you work with tenants directly, or only through the agency?
As your real estate electrician, we take instructions from the property manager or owner, then contact the tenant to arrange access and confirm the time. After the job, we report back to you with what was done.
How does a real estate electrician handle urgent jobs?
When you flag a job as urgent, like no power, exposed wiring or a burning smell, we prioritise it and aim for same-day where we can, Monday to Friday. First we make it safe, then we repair it or send clear options for owner approval.
Can a property management electrician look after smoke alarm compliance?
Yes, we install, upgrade and test smoke alarms to the current Queensland requirements, then send a certificate. We can also combine it with other repairs to save visits.
Do you provide photos and written notes?
Yes, for jobs where it helps, such as damaged fittings, old wiring or water damage, we include photos and short notes. So an owner who can’t attend can still see the problem.
Can you invoice the agency, or do you bill owners directly?
Either works, although most agencies prefer us to invoice them with the property and owner details. However, if your process is different, we’ll fit in with it.
Can we set an approval limit for small repairs?
Yes, if you give us an approval limit, we can fix small items on the spot, like a smoke alarm or a power point, instead of booking a second visit. Anything bigger still gets a quote first.
What if the tenant isn’t home?
We can use access the tenant has agreed to, as long as you’re happy with it. For example, at an Alexandra Hills rental the side gate was left unlocked, so we restored the hot water without anyone needing to be there.
Do you work as a landlord electrician for private owners?
Yes, we work as a landlord electrician for private owners as well as agencies. So whether you own one investment property or several, you deal with one electrician who knows the property.
Do you work on units and strata common areas?
Yes, we work on units, townhouses and small complexes, including common area lighting. For example, in Camp Hill we moved two floodlights off a community lighting circuit and onto the owner’s own switch.
Can we start with one job before adding more properties?
Yes, most agencies start with a single job. Then, if you’re happy with how it went, we can look after more of your portfolio.
